Vallarta is beautiful. It is also hard on buildings.

Salt air, 90% summer humidity, hurricane-season rain, and hillside construction on decomposed granite — Banderas Bay puts stress on a building that a home in Denver or Toronto never sees.

Most of what we find isn't dramatic. It's a slow leak behind a shower wall, a corroded breaker panel, a roof membrane two seasons past its life, an A/C unit that was never serviced. Individually small. Together, the difference between a good buy and a five-figure surprise in your first year.

Common questions

How much does a home inspection cost in Puerto Vallarta?

Pre-purchase home inspections run from $5,000 MXN for a property under 139 m² up to $9,000 MXN for anything over 372 m². Condos and rentals start at $3,500 MXN. Thermal imaging is included at every level. The full rate schedule is published — no quotes-on-request games.

How far in advance should I book?

Two to four days is typical. If your contingency period is closing in, ask about same-day service — we deliberately hold slots for urgent closings. Peak season (December to March) books up faster, so earlier is better.

Do I need to be there for the inspection?

No — a large share of our clients are still in Canada or the US when we inspect. But if you can be there, come. Walking the property with the inspector is the single best way to understand what you're buying. If you can't, we'll do a video call at the end to walk you through what we found.

Can I get the report in Spanish?

Yes — English, Spanish, or both. Same inspector, no translator in the middle, so nothing gets lost. That matters when your agent works in Spanish and your lender works in English.

Do you inspect new construction and pre-sales?

Yes, and you should get one. New does not mean correct. We do pre-delivery walkthroughs before you accept the unit from the developer, when your leverage is at its highest, and punch-list re-inspections after the fixes are supposedly done.

Do you work outside Puerto Vallarta?

Yes — Conchas Chinas, Amapas, Nuevo Vallarta, Bucerías, Punta de Mita and Sayulita, with a published travel fee for each so there's no haggling. Puerto Vallarta proper carries no travel charge at all. Further afield, ask; we'll tell you honestly whether it's worth the trip.
